Standing tall on the banks of the Mooloolah River, this magnificent home is split over 4 levels and presents grand luxury and outstanding entertainment. The impressive entrance via waterfalls and lush, manicured gardens provides just a small taste of the opulence to be discovered inside.

If you prefer to arrive waterside, you can moor your boat right at your doorstep with a 12m pontoon. The broad waterway of the Yangala Canal allows for easy manoeuvrability, even for large vessels.
An airberth suitable for vessels up to 8m is available -if you are arriving with a vessel, please advise us at time of booking as the airberth can be relocated to the other side of the pontoon to make clearance for you if your vessel is larger than 8m.

Adventures out on the river await with 2 kayaks and 2 stand-up paddle boards provided for guest's use, as well as fishing and crabbing equipment. And with entertaining options galore including an alfresco kitchen and wine fridge, and a pool table and home cinema inside, there is endless fun to be had on dry land, too.

The deck over the pool will be furnished for wonderful alfresco entertaining, however the area near the pool and the balcony off the master will be unfurnished. The expansive lower level has the main open layout living area with a lounge room, 2 dining areas and a fully equipped kitchen.

Snuggle up on plush lounges in front of the 85" Smart TV and soundbar, by the cosy warmth of the electric fireplace. A wall of windows provides panoramic water views so close that you'll feel like you're actually floating on the river.

Dinner can be a grand affair or a relaxed gathering, with a formal 10-seater dining table as well as a second more casual dining table by the kitchen.

The super sleek kitchen will be a treat to cook in. With an oven, cooktop, fridge with ice maker, dishwasher, coffee machine and a range of cookware, you'll have everything required to prepare gourmet feasts - or quick and easy snacks if that's more your holiday style!

The indoor areas flow out to the generous alfresco area by the river. Settle right in with the outdoor entertaining patio with a built-in outdoor kitchen boasting a Weber gourmet BBQ with smoker attachment and a wine fridge. Enjoy multiple places to sit, relax and enjoy these beautiful riverside surrounds. When you need a break from lounging around, your sparkling 20m solar heated private pool is right there inviting you for a refreshing dip. Get some exercise in the lap swim area or splash around in the 18m2 family section with pool seat and wet edge... or do both, it's up to you! There is also an additional alfresco patio over the pool area, accessed via the dining room.

On the split level above is the indoor entertainment area with a pool table and a home theatre. This is no standard media room, but your very own personal cinema with plush recliner movie seats, theatre lighting and a projector with movie-size screen and access to varied on-demand apps, plus a new Xbox game and media centre. This level also has the fourth bedroom and ensuite, as well as a reading space with sofa bed and bookcase.

The upper mezzanine level has an office area with a monitor that guests can link their laptop to, plus a printer and stationary, as well as the remaining 3 bedrooms, 2 bathrooms and a balcony.

** LOCATION **
On the riverbanks of the Mooloolah on the Yangala Canal, you are in prime position to explore the stunning beauty of the Sunshine Coast.

Head out on water adventures in the kayaks and stand-up paddle boards and glide your way through the clear blue waters - unlike many rivers, Mooloolah is ideal for swimming, so you don't need to worry if coordination is not your forte! Use the fishing equipment provided to cast a lure from your pontoon - or boat if you bring one - for the bream, whiting, flathead and trevally that frequent the river. If you're lucky, you may even come across the less common grunter or mangrove jack.

It's under 10 minutes drive to a number of the amazing beaches in the area, or far less if you travel by water. Mooloolah River National Park is just 5km away and offers scenic walking trails through the pristine, coastal rainforest.
